Net Asset Value (NAV)

Net asset value (NAV) is the value of a fund’s total assets minus its liabilities, usually expressed per unit or per share. It is the price at which investors subscribe to or redeem mutual-fund units. Egyptian mutual funds publish updated NAVs on their dealing days, most commonly daily or weekly.

Example

A fund holding 200 million EGP of assets with 4 million EGP of liabilities has 196 million EGP net. Divided by 20 million units, the NAV is 9.80 EGP per unit — the price at which units are issued and redeemed.

Why it matters

NAV is what makes a fund's price honest: it is computed from what the portfolio is actually worth, not negotiated between buyer and seller. It is also already net of the management fee, which is deducted inside the fund.

A common mistake

Comparing two funds by their NAV per unit. A 100 EGP unit is not more expensive than a 10 EGP unit — it just means fewer units were issued for the same money. Only the percentage change in NAV is comparable.
